Home & Financial Security Starts with an Inspection
A home inspection is the most important step in buying any property, whether it’s residential or commercial. Before spending tens or hundreds of thousands of dollars and doing so without knowing the property’s condition, an inspection can protect you going into negotiations and even benefit you by justifying a lower offer. We are consistently told our reports justify renegotiating the offer or getting major items repaired by the seller. Your financial welfare is one of the most important aspects of life, second only to the welfare of your family. Purchasing a home is the largest venture a person takes in one’s life and doing so blindly can be costly without a home inspection in Tampa’s growing market.
Exterior and Interior Evaluation
Inspections are conducted impartially and start outside to observe the overall condition of the grounds and structure including the roof. Moving inside, the industry’s standard inspection is exceeded by using state of the art tools to perform an in-depth inspection and identify problems that affect the structure’s integrity and occupant’s safety. Handy Vet Inspections uses the following equipment:

Mold Spore Air Quality Test Kit
Utilizing a calibrated Zenon air pump and Air-O-Cell Sampling Cassettes, air is drawn through the cassette capturing airborne mold spores emanating from unseen mold sources if present. Additionally, any visible mold is sampled using a combination of swabs or collection tapes. All samples are tested locally and reports are delivered by email within 24hrs.

Forward Looking Infra-Red Camera (FLIR)
Forward Looking Infrared Camera- utilizes thermal imaging to detect temperature differences on surfaces of walls and critical components increasing detection of air and water leaks, overloaded electrical breakers or appliances, and many more. This image shows a ceiling with no insulation and how the attic heat radiates inside a home with surface temperature visible in center of photo.

Borescope Camera
Allows a view into walls, cavities, and appliances, when accessible, via a tiny wand camera to identify issues with wiring, structure, HVAC, mold, etc. This picture is during an inspection inside a sealed cabinet with an inaccessible, small kitchen water heater.

Remote Controlled Drone w/6K Video
Enables the inspection of roofs that cannot be accessed due to height, dangerous material type (slate, clay, wood shake, metal, etc) or conditions that endanger an inspector. This image is from a roof inspection in Thonotosassa taken from an altitude of 120 fe
What We Inspect
A comprehensive home inspection is an overall, non-invasive analysis of the condition of a home at the time of the inspection. The primary goal of a home inspector is to protect the buyer’s interests, to identify and report on major deficiencies, and unsafe or expensive problems that exist in the home. The home inspection is not intended to identify typical cosmetic issues. Once the inspection is completed, the inspector communicates the findings via a thorough written report.

This was our first time going through this process, and he made sure to explain everything in detail. He even made suggestions to mitigate certain problems that may arise in the future without us even asking. We never had to follow up or chase him down for anything either. Definitely recommend!Posted on Google Ian HowardTrustindex verifies that the original source of the review is Google. Handy Vet Inspections was fantastic! Highly recommended!Posted on Google SerenaTrustindex verifies that the original source of the review is Google. We hired Handy Vet Inspection to perform a new construction inspection. We were referred to this company by our Realtor, and this may have been some of the BEST advise I have ever been given! We had the pleasure of working with Derle. He was very professional, courteous and honest when we contacted him. Derle's inspection was extremely thorough. We were provided with a digital link of his completed report, along with color photos, diagrams and recommendations. Derle was able to point out several things that we would have missed and may have cost us thousands of dollars in repairs down the road. This is our third new build but our first time hiring a third party inspector (which i highly recommend now). We never thought a new construction would have so many contractor errors. Derle's service far surpassed our expectations and the fees were fair. This is a AAA+ company that I highly recommend!Posted on Google Ana GutierrezTrustindex verifies that the original source of the review is Google. This is my second time working with him, and once again he was amazing. He is extremely detail-oriented and very knowledgeable. He takes his time to make sure the job is done right and never rushes the process. He is definitely my go-to inspector. English is not my first language, and he always makes sure I understand everything he explains. He takes the time to go over any details I don’t understand, which I truly appreciate. If you are looking for a reliable and excellent inspector, don’t hesitate to contact him.Posted on Google Jessica ThompsonTrustindex verifies that the original source of the review is Google.
